We recently heard that a large regional vacation property management company here in the Phoenix/Scottsdale market had gone “Pet Free”. Did we hear that right? No…they had to have said “Pet Friendly”, but to our surprise, it was true…”Pet Free”.
This flies in the face of a continually increasing trend for travelers looking for short term, fully furnished housing. Pet ownership, while off it’s peak, is significantly higher than in past years, and more and more people are traveling with their pets. Pets have become a key part of life for many of us and the idea of leaving a part of your family with strangers for weeks or months at a time is not an attractive one.
Here at AvenueWest Phoenix we pride ourselves on offering a selection of pet friendly corporate and short-term furnished rentals. Nearly 90% of our properties welcome pets, which range from single bedroom apartment style condos to 5 bedroom single-family houses.
To make sure you have a good experience traveling with your pet, be sure to be upfront about having a pet and what kind of animal it is…while there may be a pet fee or deposit, it is usually smaller than an “undisclosed” pet fee that is applied at the end of your stay. In the event that you acquire a pet during the course of your stay be sure to contact your property management company in advance to ensure your new pet will be welcome into the home you’re staying in. As previously stated some properties/companies won’t allow any pets at all.
When booking your stay be accurate in the size and breed of your pet. Some owners of properties don’t allow cats for instance or restrict the number of dogs they will allow in their properties. Many homeowner or condominium associations have very strict regulations regarding breed, size and number of pets. Violation of which can be costly and potentially unpleasant, and the tenant may face having to vacate the property or having to board their pets for the remainder of their stay.
To make sure you don’t face these issues, ask questions of the corporate housing representative so your needs, wants and expectations are made clear up front.
This is all fine and dandy for those folks with pets, but what if I don’t want to stay in a place after pets have been there? This is a common concern for a number of business travelers, so ask the corporate housing representative about their policies if this is an issue for you. For instance, at AvenueWest Phoenix we perform a multi faceted, step-by-step process that we refer to as “Pet Remediation” after each pet vacates one of our properties. The mission being that the next guest should have no idea that a pet was ever in the property!

October 21, 2015, Phoenix AZ: Earlier this month AvenueWest Phoenix celebrated its second anniversary of the start of it’s unique approach to corporate housing in the Phoenix/Scottsdale market. Meghan Hartman, Owner of the company, stated:
“AvenueWest has taken the best of what traditional corporate housing companies offer and added a property management component. This allows us to offer unique properties to those in need of short term furnished housing, while at the same time putting otherwise idle assets (houses, condos, casitas, etc.) to work for individual owners and investors.”
AvenueWest Phoenix strives to be the supplier of choice when it comes to corporate housing in the Phoenix/Scottsdale markets. Hartman went on to explain “Over the course of the last two years, we have really focused the energies of our expanding organization on becoming the ‘Provider to the Providers’ of corporate housing.”
Mark Vost, a member of the AvenueWest Phoenix team, went on to explain:
“We have supplied properties to a number of the large companies in both the corporate housing and relocation (RELO) industries by focusing on pet friendly, unique properties, in diverse locations throughout the valley.”
AvenueWest Phoenix has experienced significant growth in the past two years. Hartman explains:
“If we don’t have exactly the right property for a potential client, we pride ourselves on performing quick custom setups…everything from a full 4 bedroom house in a particular location to adding an over-sized recliner or even special requests for a particular bed size…how we handle special requests sets us apart and this approach has clearly added to our growth.”
All in all, AvenueWest Phoenix attributes its early success to an attitude of “Routinely Exceeding Expectations.” Hartman closes with “why not test us out the next time you have a need for short term fully furnished housing in the Valley of the Sun!”

For six years, Meghan Hartman’s career was in flux. The Global Financial Crisis ravaged the real estate industry, and Hartman, a former real estate agent, was looking to reinvent herself. Enter AvenueWest Managed Corporate Housing in 2013, and an opportunity to own a local office in Phoenix, AZ.
Ready to take charge of her career, Hartman jumped on this new business venture, with encouragement from her long-time confidant, Mark Vost, who today helps Hartman run the company’s day-to-day operations.
“As I unraveled the AvenueWest brand, I could see what a great fit it was for Meghan, and how her real estate skill-set would be an asset to her running a business like this,” says Vost.
Today, AvenueWest Corporate Housing in Phoenix is a thriving business that not only provides property management services to owners of furnished homes being offered for rent, but also provides high quality, short-term rental properties to those in need of temporary housing. Hartman says her ideal clients include traveling business executives, visiting medical professionals, and insurance companies in need of furnished homes for their displaced clients.
Hartman says AvenueWest Phoenix has experienced steady growth from the start, enabling her to manage seasonal swings.
“Phoenix’s rental season is busy in the winter and quiet in the summer, which can at times be overwhelming or underwhelming,” says Hartman. “We are committed to working hard year round to forge new relationships that strengthen our business so we can persevere through dramatic seasonal swings.”
Hartman says she created a medical professionals division to cater to the ongoing corporate housing needs of visiting medical professionals to Phoenix. “This has provided us with a steady stream of business no matter the season,” she says.
The backbone of AvenueWest Phoenix though, says Hartman, is the AvenueWest business model and corporate support team.
“We would not be able to do corporate housing without AvenueWest. The brand brings instant recognition and respect, not to mention a great deal of leads. We cannot give enough credit to AvenueWest’s global team and concept,” says Vost.

Home or Condo? What to buy when you invest in a rental property?
5 Must Consider factors before you invest in a rental property!
What makes a better corporate rental: A single-family home or a condo? This is the million-dollar question in corporate housing, and it’s just one of the considerations to make when deciding the right type of corporate housing investment property for you. Obviously, there are many other factors, too, so do your homework and take a “gut” check to find out what kind of investor you are and what type of property works best for you.
Consider these factors when making your decision:
Single-family homes typically require extra upkeep and maintenance (especially if they’re older). They require regular yard maintenance, exterior painting, roof repairs, etc. On the other hand, condos only require maintenance within the unit. Generally, the upkeep of the exterior and common areas is maintained by the Homeowners Association (HOA) and is part of the monthly assessment. Condos create reserves from HOA fees to manage major exterior updates or repairs (i.e. a new roof).
Single-family homes come with monthly costs like trash, heating, water, lawn mowing, etc., and each needs to be paid separately. The good thing is that some of these costs (such as heat and water) will fluctuate depending on the season and the occupancy. Your costs will vary depending on whether your home is vacant, has one tenant, or has multiple tenants. Condos require you to pay a monthly assessment, regardless of whether someone is living in the unit or not. However, most condos include heat, exterior maintenance, trash, building insurance, and water in their monthly fees.

Generally, single-family homes take more time to manage and require a more active, hands-on investor. There are a lot more things that require upkeep and maintenance in a home than in a condo. For investors with little time, a condo can be a great, worry-free way to go.
While resale value depends on the location, single-family homes are typically easier to resell and hold their value over the long-term. A condo building with 500 units may have 10+ units for sale at any given time, making it difficult to sell your unit at a competitive price.
Is your goal to build equity in the property? Create a positive monthly cash flow? Create the biggest tax deduction? Have a property you can use from time to time? Simply rent until the real estate market gets better? Make sure you are clear on your goals, particularly what you expect to get out of the property and why. These answers will allow you to make a better assessment of your success at the end of the year.
