What Surrounds our New One Bedroom…

Our new one bedroom condo is so close to…well, almost everything…we thought we’d expand a little bit on how much surrounds this perfect little rental.  With so much to do that is so close by you will have a really hard time finding things NOT to do!

Spring Training – If you stay during the month of March pack your peanuts and cracker jacks!  This rental is close to the San Francisco Giants, Colorado Rockies and Arizona Diamondbacks in Scottsdale, and the Los Angeles Angels of Anaheim in Tempe.  If you aren’t a fan of any of these teams before you arrive most likely you will be when you leave!

Phoenix Zoo – Open year round this zoo is one of a kind with both exotic animals and local inhabitants from our unique Sonoran Desert.  Bring your walking shoes as this zoo goes on for miles entertaining all ages with wildlife viewing, petting zoos, splash pads, and live shows…I think they even have friendly camels just waiting to give you a ride!

Desert Botanical Garden – if fauna isn’t your thing, just skip on next door to the botanical gardens for an unforgettable day of desert flora.  Our botanical garden is known for it’s beautiful exhibits on Sonoran Desert plants, cacti and flowers.  Depending on what time of year you visit, you have the option to view the monarch butterflies, night blooming flowers, Chihuly in the Garden and Las Noches de Luminarias.  Check out their website at for information on all of their events and more!

Arizona State University – ASU not only offers a fine education but they also have an excellent sports program and mesmerizing theater performances that are open to the public.  Check their website for information on all of the happenings at the Tempe campus.

Old Town Scottsdale – With endless art galleries, shopping and restaurants you can spend all day in this small section of Scottsdale and feel as if you still haven’t seen it all.  The business owners in old town take pride in their historic area of town and will treat you to a memorable experience that will have you wanting to come back for more!

Tempe Town Lake – Approximately 5 miles around, this local favorite is a great place to stretch your legs and get a little exercise.  Whether you like to run, bike, walk,  fish or boat this urban recreation park has just what you need.

Get Outta Town and Cool Off this Weekend!

We thought we’d showcase a little out of town hike for you in this week’s Friday post. Located near Williams, AZ this hike was originally posted by Arizona Highways Magazine online.  Treat yourself to a short scenic drive to the Arizona high country for cooler temperatures and enjoy some ancient scenery.

Keyhole Sink

Gray-black basalt cliffs surrounding three sides of Keyhole Sink guard a small forest glade in the Kaibab National Forest, west of Flagstaff. From the Oak Hill Snow Play Area parking lot, 4 miles west of the tiny town of Parks, cross Historic Route 66 to the Keyhole Sink trailhead. The trail, a 2-mile round trip, is rated as easy. Rocky in spots, it gently slopes down into a small box canyon, where a thousand years ago, ancient Indians carved petroglyphs into the volcanic canyon walls. At an elevation of 7,000 feet, the route makes a cool summer hike, and blue triangle markers nailed to trees guide cross-country skiers along the trail in the winter. The trail gradually descends to the bottom of a small draw covered with wild rosebushes and irises. Over thousands of years, the erosion of a lava flow created this keyhole-shaped canyon. The trail ends at a small pond at the base of the darkest basalt cliffs that stand 30 to 40 feet high. The size of the water hole depends on precipitation and can range from bone-dry to about 4 feet deep.

Directions: From Flagstaff, travel west on Interstate 40 to Exit 178, Parks Road. Leaving I-40, drive north .4 mile on Parks Road to Historic Route 66 and turn left, heading west for 4.2 miles. A brown sign on the right marks the Oak Hill Snow Play Area; the parking lot is on the left just past the sign. The trailhead starts across the highway from the parking lot.

See You in Arizona Football Fans!

Ok football fans…the wait is almost over!  We’ve got about 1o days to go before the NFL preseason begins and 42 until the Green Bay Packers will take on the Super Bowl Champion, Seattle Seahawks, to kick off the regular season.  The pursuit for the Vince Lombardi Trophy will soon commence and the road to Arizona will be in hot pursuit!  No matter which team you are a fan of, they are all starting from the same point for 2014 and they all have a shot at making it to the big game in Glendale, AZ next February.

If you haven’t already started planning your football getaway to Arizona it’s time to begin.  Glendale’s University of Phoenix Stadium is hosting both the Pro Bowl on Sunday, January 25, 2015 and Super Bowl XLIX (49)  on Sunday, February 1, 2015.  No matter if your team makes it to the big game or not, you will most likely still have some favorite players show up for the Pro Bowl.  Get your lodging reserved now for at least 2 weeks of football, BBQ’s, tailgating and WARM WEATHER!

Cool Ways to Spend your Weekend

July in Phoenix is one of our toughest months to get through.  Not only is it hot but it’s no longer a “dry heat”…well, by Phoenecian standards anyway.  By the time we reach July we’re starting our monsoon season which brings the dreaded humidity.  If you have lived here for a while and have become accustomed to the desert dry air once  the dew point reaches above 50 degrees it feels like you’re living in the middle of Florida.   Not only are the daily temperatures well above 100, but now there is added humidity.  This is NOT a very fun combination.  How do we get through it you ask?  We deal with it just like the rest of the country deals with their cold winters – indoors!  If the heat has got you down this week we’ve got some “cool” ideas for you to try out this weekend.


Great Indoor Beer and Wine Festival – Enjoy an afternoon sampling craft beer and wine and relax in the comfort of air conditioning at the Arizona Event Center in Mesa.  Saturday, July 19 from 1pm-6pm.  $30 admission allows you to experience 10 craft beer and 10 wine tastings.

Don’t Cross the Streams! – This Saturday night, flash back to the 80’s (the decade not degrees!) to cheer on your favorite heroes as they battle against Gozer and the Stay Puft Marshmallow Man.  Cult Classics and Zia Records present Ghost Busters once again on the big screen for one night only!  Pollack Tempe Cinemas, $11.00 at 9:30pm,

Winter in July! – Sorry moms and dads this one is for the kids!  The Phoenix Zoo is hosting it’s annual Winter in July family favorite event.  Come on down and play in the snow, splash around at the water play areas, dance, and watch the animals receive yummy treats.  Saturday, July 19, 7am-11am, see zoo website for admission prices.

Art Walk – Visit the Phoenix Art Museum for an intellectual tour of over 17,000 works of art and fashion design.  “Visitors can also enjoy PhxArtKids an interactive space for children, vibrant photography exhibitions through the Museum’s landmark partnership with the Center for Creative Photography, the lushly landscaped Sculpture Garden, dining at Palette and shopping at The Museum Store.” General Admission $10, see website for hours.

Personal Real Estate Investor Magazine has Named Phoenix a Great City to Buy Investment Properties

Phoenix has been deemed a great market to buy investment properties in the most recent issue of Personal Real Estate Investment Magazine. Phoenix is the home of several fortune 500 companies and has attracted many technology companies as well. It is home to Arizona State University and the University of Phoenix which are two of the most enrolled schools in the nation. Phoenix also has over 250 golf courses and is the 6th largest city in the U.S. with a population of 4.3 million people.

There are several reasons why Phoenix is a good place to invest in residential real estate. One is that real estate prices are coming back up and the growing population has fueled the economy. The home building is projected to rise by 30% this year. The Local Market Monitor predicts that the home values in the Phoenix metro area to rise by 18% in the next year, which is more than double the national average of 8.8%. They anticipate home prices to increase by 48% in the next 3 years. The report also states that “economic growth was good in the past year, with job gains in most sectors, especially in healthcare, business services, and the finance sector.”

Chris Loeffler, the CEO of Caliber Companies, LLC agrees with the Local Market Monitor projections: “If you look at things from a macro-level, the city is looking great. Top scores in job growth, recovery speed, housing affordability and related indicators show that Phoenix is a great place to invest for the long term. While we experienced one of the most dramatic downturns, we lead the nation in our recovery thus far and will continue that trend for the foreseeable future.” Even though Arizona’s tourism seasonality differs from the majority of the country due to the incredibly hot summers, Loeffler states: “while things slow a bit for residential during the summer, there is not a significant drop-off activity.”

Linda Gerchick, the designated broker at Gerchick Real Estate says that “…people can still buy here and make money” because of the under-priced properties in a major growing city make it a viable investment market. “As we continue to grow, we have the infrastructure here to handle it. We have an amazing highway system here with more coming. One of the reasons why we’re home to some Silicon Valley call centers and servers is they don’t have to worry about earthquakes, fires and utility interruptions disturbing them.” Another couple reasons why Phoenix is a great place to invest according to Gerchick: “we are incredibly landlord-friendly. I can evict a tenant in three weeks. You can’t do that in other places in the country; sometimes it’s months, if not years, to get a tenant out.” Another benefit of investing in Phoenix is there is no annual fee for an LLC (Limited Liability Company) like in other states.

Alan Langston, the head of the Arizona Real Estate Investors Association (AZREIA), says “long-term holds for rentals looks strong while demand is good, with low vacancies and rent rates projected to increase.”

Chris Loeffler says that investment “…opportunities lie in combining the right strategy, with the right location, and the right asset class…buy, renovate, add value and hold for the long term. Well-purchased and renovated properties in Phoenix are a gold mine…” Loeffler sums up purchasing investment properties in the Phoenix metropolitan area by stating: “Phoenix has grown without missing a beat, through recession after recession…the state’s economy is on a major rebound and our treasurer has ensured we have significant cash in the bank. I cannot think of a single city I would rather own income property in.”
