Pet Friendly Corporate Housing

We recently heard that a large regional vacation property management company here in the Phoenix/Scottsdale market had gone “Pet Free”. Did we hear that right? No…they had to have said “Pet Friendly”, but to our surprise, it was true…”Pet Free”.

This flies in the face of a continually increasing trend for travelers looking for short term, fully furnished housing. Pet ownership, while off it’s peak, is significantly higher than in past years, and more and more people are traveling with their pets. Pets have become a key part of life for many of us and the idea of leaving a part of your family with strangers for weeks or months at a time is not an attractive one.

Here at AvenueWest Phoenix we pride ourselves on offering a selection of pet friendly corporate and short-term furnished rentals. Nearly 90% of our properties welcome pets, which range from single bedroom apartment style condos to 5 bedroom single-family houses.

To make sure you have a good experience traveling with your pet, be sure to be upfront about having a pet and what kind of animal it is…while there may be a pet fee or deposit, it is usually smaller than an “undisclosed” pet fee that is applied at the end of your stay. In the event that you acquire a pet during the course of your stay be sure to contact your property management company in advance to ensure your new pet will be welcome into the home you’re staying in. As previously stated some properties/companies won’t allow any pets at all.

When booking your stay be accurate in the size and breed of your pet. Some owners of properties don’t allow cats for instance or restrict the number of dogs they will allow in their properties. Many homeowner or condominium associations have very strict regulations regarding breed, size and number of pets. Violation of which can be costly and potentially unpleasant, and the tenant may face having to vacate the property or having to board their pets for the remainder of their stay.

To make sure you don’t face these issues, ask questions of the corporate housing representative so your needs, wants and expectations are made clear up front.

This is all fine and dandy for those folks with pets, but what if I don’t want to stay in a place after pets have been there? This is a common concern for a number of business travelers, so ask the corporate housing representative about their policies if this is an issue for you. 6 MUST Knows before investing in a Corporate Housing Rental Property!

If you’ve decided investing in corporate housing is right for you, here are some important considerations to make before you purchase a property specifically for use as a corporate housing rental.

Evaluate Price per Square Foot

Evaluate price per bed, not price per square foot. While some people think more space or a bonus room are great perks for a home they are going to live in, keep in mind that it’s just added liability for a home you plan to rent.  Purchase the smallest sqCorporate Housing Investment Rentaluare footage with the most number of bedrooms. Just like a hotel, when you rent out a corporate rental, it’s priced per bed, not by square footage.

Avoid First Floor Units

If you’re purchasing a condo as a rental property, avoid first floor units. People who don’t know the city may not feel as safe in a first floor unit (which can negatively affect your rental success), and often, people will use a first floor rental to advertise a business that they may conduct in the unit.

Location Matters

Location. Location. Location. Location can single handily ensure your property is rented continuously. Look for homes in urban areas, near train stations and airports, and close to universities and hospitals. Typically, these locations rent well and have the best resale value.

Functionally Obsolete Homes Can Make Good Rentals

Don’t rule out functionally obsolete properties. Sometimes a property that is a poor long-term home is a perfect short-term, furnished rental home. For example, homes with tiny closets or kitchens (which some consider functionally obsolete) make wonderful furnished rental properties because they are usually less expensive to buy and provide good cash flow.

View & Amenities Matter

Views and amenities matter. When people are visiting a new city for business or pleasure, they want to enjoy all the city has to offer. Corporate tenants like city views, covered parking and free gym access. Keep these things in mind when creating a desirable corporate rental property.

Learn the Lingo

If you’re new to the corporate housing world either as an investor or looking for a place to rent, sometimes jumping into it feet first can be a little overwhelming.  Working with agents, property managers, tenants, and/or landlords can be intimidating at times.  Quite often the professionals throw out acronyms and terms that can sound like a foreign language if you are unfamiliar with the business.  Attempting to learn the lingo can be stressful and definitely not something you want to add to an already busy time in your life.
