Ease into the East Valley

This week’s property feature is our contemporary 4 bedroom single family home located at the Stratland Estates  in Gilbert, AZ.  With easy access to the 202 freeway it makes for a very convenient place to stay in the East Valley.  Here are a few of our picks to help you find what you need around town when you stay here with us…

Dining – Stratland Estates is located in the heart of the Gilbert suburbs.  With this excellent location anyone can find exactly what they’re craving within just a few miles.  One spot we thought you might like to try is Brio Tuscan Grille located in San Tan Village just 1.6 miles away.  They have a wide variety of Italian dishes on their menu with an elegant atmosphere to help you unwind after a long day.  Chef Gustavo takes pride in his creations and makes it a point to visit with his clientele during the evening to make sure everyone is content.  With a large variety of wines to go along with your meal this is a very good spot to unwind and enjoy your evening.  2150 E. Williams Field Road, Gilbert, AZ

Gelato – In recent posts we’ve chosen to reserve this spot for coffee shops.  However, with the 110 degree weather that we’re having this week we thought that a much cooler treat might sound a little more delightful.  Frost Gelato Shoppe will surly satisfy in the most gruling Arizona summer temperatures.  Stop on by for some authentic Italian gelato recipes to help cool you down on a hot summer day.  They have a wide variety of flavors and lots and lots of air conditioning to keep you frosty while you sit and enjoy your summer treat.  Oh, and for those of you who would still like some coffee…they’ve got that too!  Iced and hot!  2150 E Williams Field Rd, Ste 120, Gilbert, AZ

GroceryFry’s Food Store is the largest grocery store located by the house at just 0.8 miles away.  Known for their low prices, Fry’s will not disappoint at the cash register nor with their huge selection of foods.  Did we mention this house has a pool?  If you like to grill or entertain stock up at the food store before diving in!  By the way…they sell sunscreen too!  3261 E Pecos Road, Gilbert, AZ

Fuel Up – with such easy access to the freeway you’re going to want to get out and explore.  Once again, Quick Trip is the gas/convenience store of choice for this particular location.  It’s just 1.7 miles from the house and right by the freeway.  Stop by before heading out to fuel up and grab a cold beverage for the road.  3720 S Val Vista Dr, Gilbert, AZ

If your travels lead you to Gilbert, AZ we hope you will choose to stay with us in this beautiful home.  For more information on this location or any of our other properties feel free to contact us at 800.928.1592 or phoenix@avenuewest.com.

What’s Around Midtown?

Continuing with our theme from last week on assisting you with what’s nearby some of our properties, this week’s property feature is a spacious loft at The Artisan Lofts on Osborn.  Located at 7th Street and Osborn right in the heart of midtown Phoenix.  With easy access to the light rail this is the perfect location for getting around town and exploring without having to go too far out of your way to find what you want.  We’ve narrowed down a few spots to start with so put on those walking shoes and take a tour with us…

New Hot Spot – Hungry for a little twist on a traditional Mexican dish?  Taco Guild is sure to delight with it’s culinary mix of old world recipes with new world style.  The menu has a wide variety of dishes to please all south of the border taste buds and with  $5 happy hour margaritas you can’t go wrong!  Dine in awe under vaulted ceilings of the old Bethel Church constructed in 1893.  It’s hard not to look around while waiting for your food and admire all of the beautiful craftsmanship that went into the construction of this historic building.  Located just 0.2 miles from your loft you must stop by for at least one margarita!  546 E Osborn Rd.

Morning Fix – Just a few steps out your door and you are there!  Urban Beans is a delightful coffee shop with a friendly staff, relaxing atmosphere and menu of beverages and baked goods that will certainly jump start your day.  This too is only 0.2 miles from your comfy bed.  So roll out, slip on your flip flops and follow that bean brewing aroma…you can’t miss it!  3508 N. 7th Street.

Grocery List – If you prefer to stay in and cook you will need to shop for food first!  Safeway is the closet large grocery store located just 1.1 miles from the Artisan Lofts.  Known as one of the largest chains in the country you can pretty much find anything you’re looking for in this store.  With it’s friendly staff and large selection you won’t be disappointed.  Just make sure you follow that list of yours!  It’s hard to get distracted and leave with your wants instead of needs! 520 W Osborn Rd.

Fuel Up – Although the light rail is very close to the loft it can’t take you everywhere.  If you need to get on the road you will need to fuel up.  Being in midtown you could probably throw a rock in any direction and find a gas station.  Due to the fact that this is a highly populated area we would suggest NOT doing that and topping off at QuikTrip instead.  Just 1.1 miles away this is the closet fuel stop and convenience store.  You are always greeted with a friendly smile and a genuine hello.  Coffee, food, refreshments, you name it, they probably have it.  This is your one stop shop before hitting the road, just don’t forget to pay before you pump!  321 W Indian School Rd.

This midtown loft is in a great location to find a large variety of many different things.  This is just a quick summary of a few spots we thought would be helpful if you are new to the area.  If you would like more information on this property or anything else that we have in our inventory feel free to contact us directly at 800.928.1592 or phoenix@avenuewest.com.

To Live or Not to Live…Through a Remodel

Thinking of remodeling your home but unsure about living in the mess?   We all know that home renovations take time, even what seems to be a relatively small project can sometimes lead to months of setbacks due to unforeseen issues.  Attempting to live on site through this construction zone can often times be more of a headache than it’s worth and can cause strain on other aspects of your life.

Short term housing is the perfect solution to help you escape the long months of construction by separating yourself from the site with minimal stress.  Allowing yourself to live outside of the renovations in a fully furnished rental will give you the quiet refuge you will need to re-energize and tackle this project with a fresh outlook each day.  Let AvenueWest Phoenix assist you in relocating while your dream home turns into a reality.

Corporate Housing Provider vs. DIY

Sometimes we think that doing something on our own will be easier and more cost effective.  In a lot of ways that holds true; however, when it comes to providing and managing corporate housing sometimes it’s best to leave it to the professionals.  Our own Kimberly Smith explains the advantages of this in the following article she wrote in 2009.House, dollar sign

As the corporate housing industry evolved in the 1980s, a number of large corporations believed it would be cost effective to  purchase and furnish condominiums for their employees’ exclusive use. These companies believed that do-it-yourself corporate housing could save thousands of dollars. But the truth is that going it alone actually was much more costly and extremely frustrating. In fact, many companies signed up for way more than they bargained for.

Elaine Quiroz, president of Corporate Housing Strategies, Roanoke, Virginia, agrees and says that most companies that try to set up their own corporate housing apartments eventually return to working with a corporate housing provider for two reasons, the first of which is that they often do not consider how involved and costly it can be to set up a new corporate apartment. “They often underestimate the time and money involved in scheduling, paying connection and delivery fees, and the costs for furniture, housewares, telephone, electricity, water, and Internet,” says Quiroz.

Second, Quiroz says that these companies also do not take into account the “set-up time involved,” such as waiting four hours
for the cable company to simply show up or fixing a leaky dishwasher at 2:00 a.m. Plus, it takes many hours to coordinate set
up and take down of a property, not to mention cleaning, inspecting, and coordinating transition details with the guest. These
additional activities can add up to hundreds of wasted hours, and time is money.

In addition to the time and effort involved in do-it-yourself corporate housing, there also are a lot of hidden costs involved with
owning and/or managing a property. Companies must provide an upfront down payment (when purchasing a property) or pay a security deposit (when renting an apartment). They also may have to sign a long lease and pay rent each month regardless of whether there is a guest in the apartment. On top of that, the company must furnish, service, maintain, and insure the property—all very costly and timely endeavors for an organization whose core job function is not property management.

Quiroz says it nhouse and handever occurred to these companies that corporate housing was not a one transaction deal. “It’s not like buying a television, where you shop around, make a purchase, walk out of the store, and it’s done. When a corporate housing provider arranges your housing, they are the point-of-contact for the guest from start to finish providing move-in instructions and a host of other questions the guest will inevitably have.”

When seeking corporate housing services in the future contact AvenueWest Phoenix for assistance for all of your short term rental needs.

Corporate Housing vs. Extended Stay Hotel

Some people think of corporate housing as a version of extended stay hotels.  That is simply not the case.  Corporate housing and extended stay hotels are two vastly different types of accommodations that often are thought to be interchangeable. HotelWhile both offer short-term, furnished accommodations, it is important to understand that the similarities between the two lodging types end there.  Corporate housing typically offers larger square footage, costs less than hotels, offers full customer service, and is used for stays averaging one month or more (the average corporate housing stay is 81 days, according to the 2008 Highlands Group Corporate Housing report).

While these differences are significant, Paul Bates, president of Corporate Accommodations, Inc., Pittsburgh, Pennsylvania, says he believes these superficial differences do not really define the true disparities between corporate housing and extended stay hotels. Instead, Bates defines the difference as residential housing versus transient housing. Corporate housing provides complete temporary housing solutions within a stable residential setting unlike extended stay hotels, which are surrounded by an open parking lot and are filled entirely by transient guests.

Understanding these unique and sometimes subtle differences between corporate housing and extended stay hotels can save
a company thousands of dollars and provide guests with a more pleasant and positive stay.  When deciding where to stay for your next trip look to AvenueWest Phoenix to assist you in finding the perfect short term home away from home.
